Just about every quadrant in Leon County has neighborhoods that vary greatly in residential characteristics, affordability, location and appeal.
Northeast Leon County claims most of the upscale developments. It's the address of choice for the city's white-collar professionals and affluent retirees who are looking for an upscale surburban neighborhood with golf, tennis, country clubs, etc. Among them are Summerbrooke, Golden Eagle, Highgrove, Bobbin Trace, Ox Bottom and Rose Hill.
Betton Hills has long been the address of choice for native Tallahassee, Wakulla and Crawfordvilleans. Killearn Estates has become a signature of the capital city's expansion into the northeast area of the county. Eastgate and Waverly Hills lure young families on the way up.
The Northwest area also boasts pockets of upper-income homes with neighborhoods such as Pine Tip Hills, but its main appeal is to a more blue-collar, middle class resident or up and coming young families purchasing their first home. Neighborhoods include Astoria Park, LakeShore Estates, The Racquet Club, Huntington Woods, San Luis Ridge and Settler's Springs. Neighborhoods in the northwest appeal to a mixture of potential residents moving into homes ranging from student housing to the occasional high-dollar mansion.
All eyes are on Southeast Leon County with Arvida's planned community of Southwood, which includes new homes, town homes, apartments and commercial space for as many as 15,000 residents adjoining major state-government buildings along Capital Circle Northeast. The southeastern area also includes more rural subdivisions for families who want away from the hustle and bustle of city life. Those neighborhoods include Oakfair Plantation, Weems Plantation, and Piney-Z.
The Southwest boasts some of Leon County's finest recreational areas and the regional airport. Residents of the Southwest enjoy many of the city's somewhat limited inventory of affordable homes under $100,000. Neighborhoods include: Mabry Manor, Seminole Manor, Jake Gaiter Estates, and Liberty Park. The All Saints Neighborhood offers an upscale area adjacent to downtown and the two universities.
